Here are the home sales statistics for Lee’s Summit Missouri for October 2010. Prices were up, but sales volume was almost flat. There is still an over abundance of homes on the market when compared to current demand. The fact that there are twice as many homes currently under contract as compared with units sold last month is a positive indicator that home sales are slowly improving in Lee’s Summit. 103 homes sold in October 2010, which was up from the previous month. A total of 100 units sold in September. The average October 2010 home sale price was $203,954, which was up from September 2010’s average price of $195,644. October 2010 homes sold for 96% of list price which was equal to September’s list to sold percentage. There are currently 1007 homes on the market, with 225 homes under contract; one home is up for auction. HOME SALES STATISTICS FOR LEE’S SUMMIT, ZIP CODE 64081 The 64081 zip code is a cross-section of the city which encompasses all three high school districts. The primary boundary line follows Hwy 350/50 from south of Bannister Road all the way through Lee’s Summit to Ranson Road, including Princeton Heights subdivision. This is an area where new construction is occurring. 25 homes sold in October 2010; two of these were new construction. This is up from the previous month when 13 units sold. Raintree Lake Living in Lee’s Summit, MO

I recently had the opportunity to view two very different homes for sale in Raintree Lake. One was a FSBO, and the other is a foreclosure (REO). They are about as different as you can imagine – yet they both have one thing in common: Raintree Lake living!   Raintree Lake is community in South Lee’s Summit, Missouri, designed with outdoor living in mind.  Presently over 32% of the entire Development is dedicated as public use areas for all residents to enjoy. The community features a privately owned 240 acre lake (220 navigable acres) stocked with largemouth bass, white crappie, bluegill, and channel catfish.   Pontoons and speed boats share the water.  Swimmers can choose from the no-wake areas along the shoreline or the Olympic size, zero-entry pool next to the clubhouse.  Walker, runners and bikers enjoy miles of trails and sidewalks throughout the community.  The lake straddles the county line which means the North side is in Jackson County, and the South side is in Cass County. Poor Home Sales In Kansas City metro

WDAF, Kansas City’s Fox network, reported today that the Kansas City metro area  metro had the second worst decline in existing home sales last month. This was much weaker than expected.  Sales of used homes in Kansas City fell 38.4 percent in July. Was it because the $8,000 first time buyer tax credit expired?  Many think so.  REO (foreclosures) most likely also impacted the results. The nation as a whole experiences sales at its lowest level in 15 years.,0,4602617.storyhe
