As my way of saying THANK YOU to those that have given so much for our country, I have compiled a list of discounts being offered by businesses and restaurants in the Kansas City area.  I am sure there are more – these are the ones I could find online.  Since they were found online, you may want to confirm details before you visit the business. Livin’ in Lee’s Summit

A couple months ago I had the pleasure of visiting two families in Pittsburg, PA.  Each were from Pittsburgh but had moved to Lee’s Summit for several years  In the past two years both families had moved back to Pittsburgh – one to the north side and the other to the south side. We became very close with each family while they lived in Lee’s Summit.  Both we passionate about Pittsburgh and often told us we would love the city. They were right. We DID like Pittsburgh a lot..  We had the incredible opportunity to see the city from both sides through two different perspectives.   Naturally many areas and features were compare to the Kansas City area. This got me thinking of the things that I  love about  the Kansas City  area and Lee’s Summit  in particular. There are so many tangible and intangible things that make  our area unique.  Therefore  I have decided to get the word out about my city in a new ongoing blog called “Livin’ in Lee’s Summit”. Each blog will feature a place, an event or a reason Lee’s Summit  has grown to be the 6th largest city in Missouri. I hope you will enjoy this series. How Does the “Fiscal Cliff” Bill Impact KANSAS CITY and LEE’S SUMMIT, MO Homeowners? The National Association of Realtors (NAR) has listed the following Issues Brief explaining how provisions of H.R. 8, legislation to avert the “fiscal cliff”. This is just a summary of those things that pertain to real estate owners in the KANSAS CITY area, LEE’S SUMMIT, MO and throughout the country. For further clarification, please contact your CPA, tax accountant or legal counsel. If your clients have a question about what this means to them, you should always direct them to their legal and financial counsels. However, this information is important for us to know as we guide them through their real estate transactions. Below the summary, I’ve posted a full copy of the bill. Following are real estate-related provisions of H.R. 8:  •Mortgage Forgiveness Debt Relief Act: has been extended to January 1, 2014. In place since 2007, the act provided a tax break for homeowners who struggled through financial hardship such as a foreclosure, and were granted mortgage debt forgiveness. National Association of Realtors (NAR) issued numerous calls to action urging its million-plus Realtor members to ask lawmakers to extend the tax break. More than a quarter of all transactions involve distressed properties, the NAR said in its plea. “Homeowners shouldn’t be forced to pay a tax on money they’ve already lost with cash they never received.”  Deduction for mortgage insurance premiums: for filers making below $110,000 is extended through 2013 and made … Continue reading

Does This Lee’s Summit Neighborhood Have Any Walking Trails?

I had a client ask me that this week while we were looking at a home. My immediate answer was no, the subdivision doesn’t have any – but Lee’s Summit, Missouri is VERY well connected. In fact, there is a path on the other side of the fence! In 1988, a comprehensive city-wide greenway master plan was developed by the Lee’s Summit Parks and Recreation Department. The objective was to maintain and protect open space while responding to the needs of recreational trail users. This would include bicyclists, hikers, and walker and non-motorized activates. The 38-mile planned look encompasses Lee’s Summit and the surrounding area. Over 100 miles of neighborhood connector routes are planned along roads, parks, and bodies of water. There are presently 16 pieces in place with more to be added each year. In fact, Lee’s Summit was recently designated a Bronze Level Walk Friendly Community for its walkability initiatives and programs by the Pedestrian & Bicycle Information Center. If you are not familiar with Lee’s Summit, it is a suburb of Kansas City, Missouri, and the 6th largest city in Missouri. According to Wikipedia, Lee’s Summit covers 61.7 sq. miles. There are numerous lakes and almost 30 public parks. We are a sprawling city, so the Greenway Plan is essential for the enjoyment of the community. I Love A Rainy Night – Well Sometimes!

“Well, I love a rainy night I love a rainy night I love to hear the thunder Watch the lightning When it lights up the sky You know it makes me feel good.” When Eddie Rabbit sang those lyrics I am sure he wasn’t talking about the torrential rain storm Lee’s Summit, Missouri and the southern Kansas City metro area experienced on Thursday night and Friday. The 5 or more inches of rain experienced in less than 24 hours caused the brief closure of Hwys 150 and 291 on Friday morning. For homeowners, the aftermath of a storm like that can be scary – and sometimes devastating. Water in the basement is a common occurrence for some. For others, getting water in a “dry” basement is a headache. While this is an isolated incident, one home owner had 6-7 feet of water in their basement. Apparently the creek behind their yard flooded. the force of that water broke the basement window and let the rain in. While you can’t prepare for that incident – if you live in Lee’s Summit or the Kansas City metro area, you should always be prepared. If you have a sump pump, install a battery backup. If you do not have a sump pump, talk to a basement specialist to see if you should have one. And if you have cracks, seepage or other foundation issues – give me a call. Dear Buyer: It’s Time To Get Off The Fence!

I know you are looking for a deal – that’s why you are taking your time. You keep talking about buying, but you can’t seem to make the move. That would be making a commitment. Buying a house is scary, and you want to make sure you get the BEST possible home at the BEST possible price. And you aren’t sure the market has hit rock bottom. Well, as your Realtor, I am here to tell you that waiting too much longer will cost you money – every month, every year for the next 30 years. FHA is increasing the monthly mortgage insurance premium requirement on new properties. This goes into effect April 18,, 2011. For example: The current monthly PMI on a $100,000 loan is $71.87. Effective April 18th that monthly premium goes to $91.83. That is a monthly increase of almost $20 per month. Therefore, you need to act NOW! Prices are at historically low levels. And the closer we get to April 15, the faster the good houses will sell. Waiting will cost you over $7000 over the course of a $100,000 loan. That gives us about 3 weeks to find a property and negotiate a contract. We must get the contact to your lender by Friday, April 15th before 5:00 PM CST to have the property registered with FHA.
